Fast-track construction can save you time and money. Is it right for your next project?
Are you considering a commercial construction project, but dreading the impact on your business and customers? A good strategy to consider may be “fast-track construction.” Simply put, fast-track construction is a project delivery strategy where some parts of construction can start before the entire project design is completed. Multiple parts of your project can be completed at the same time. This ultimately shortens the construction timeframe and can reduce costs and minimize any adverse impact on customers and employees.
This method of construction requires careful planning. Ideally, the general contractor or construction manager is involved in the preconstruction phase to identify potential issues before they arise. In this phase, the design team works together on site selection, architecture and engineering, permits and zoning issues, project scheduling and subcontractor bidding. Having these issues determined at the onset of a project sets a defined foundation that will help the project run smoothly and minimize costs related to mid-project surprises.
While fast-track construction is most commonly used on remodel projects, it can be an essential delivery model for disaster recovery projects. When structural damage occurs that impedes operations, it is critical to stabilize the facility and keep business operating safely. In this case, inspections and engineering may be taking place in parallel to the work of multiple subcontractors. Here, an experienced contractor is critical to orchestrating the sometimes frantic and often dangerous process.
Fast-track construction can also be an attractive option that delivers ROI to owners most quickly. For example, a developer of a multi-use building complex might employ this construction method to complete retail space while other areas are still in progress. This allows the owner to realize revenue from one portion of the complex as the remainder is completed.
Fast track construction projects take very careful planning and are not ideal for every situation. With less time to problem-solve and execute change orders, it is important to rely on professionals with experience using this type of strategy to avoid any potential issues. Established contractors will be able to make decisions quickly and efficiently.
