Five ways to save costs during your commercial construction project
Finding ways to maximize efficiencies and save costs -- without compromising quality of work -- is essential to the success of your commercial construction project. Regardless of the size and scope of the job, careful planning and strategy execution will allow you to do just that.
Here are five tactics to consider.
1. Assess products and materials –
Find materials and products to use throughout your project that are budget friendly, yet still accomplish the overall aesthetic and design goals you are trying to achieve. Review all materials needed. Try to source locally where you can.
2. Plan ahead –
Know your costs up front. Failure to plan and schedule appropriately will inevitably increase your costs for many items in your budget, including materials, labor and equipment. Utilizing a meticulous and thoughtful planning approach will pay off in the long run.
3. Simplify design –
Review the design details meticulously. Simplify where you can without compromising the overall desired look. The bottom line is elaborate design details usually add costs. If there are pricey design elements you just can’t do without, invest in those but cut back in other areas that aren’t as impactful. Simple can be chic – and will usually be less expensive!
4. Utilize a design-build approach –
In design-build delivery, the architect, contractor and other entities work as a team from the very beginning stages of the project, providing recommendations, addressing issues early on before they become problems, and collaborating through completion. This single-source responsibility simplifies the process for the owner – one entity, one contract, one unified flow of work – from initial concept through finished project.
5. Prioritize sustainability –
There are many ways to make sustainability a priority within your project. Utilizing environmentally friendly building techniques can help reduce energy and water consumption during the construction process, ultimately reducing overall waste and leading to significant cost savings over time.

Project Profile: Kwik Trip, Somers
Peter Schwabe, Inc. recently completed this large Kwik Trip facility in Somers, Wisconsin. Features include:
- 16,000 square feet of buildings
- 10 pull-through lanes for diesel fueling and air
- 120 stalls for truck parking
- Nearly 100 spaces for cars and other vehicles
- Showers
- Laundry facilities
- A certified scale for trucks
A typical Kwik Trip store averages about 9,000 square feet, with a two-lane side canopy for diesel. This site was chosen for its convenient location along the Interstate 94 corridor. It serves travelers between Milwaukee and Chicago as well as nearby industry and neighborhoods.
