Winter may be the perfect time to start your construction project
Winter may not seem like the ideal time to start a commercial construction project, but it can actually be a smart decision for several reasons. There are certain construction projects that lend themselves to being performed more easily in winter -- tenant improvements, buildouts, remodels, interior finishes -- anything where construction is performed within an existing exterior shell is ideal winter work for obvious reasons. However, advancements in equipment and careful planning can make even outdoor winter construction feasible. Although winter weather does pose a few construction challenges, most can be overcome or planned around.
There are many advantages to starting work during the winter months.
First and foremost, starting a project in the winter means that you can avoid the rush of the busy construction season. It takes a lot of strategizing and careful planning to make all the pieces of a project fall into place, and project managers usually build time into production schedules assuming there will be delays at some point. With fewer projects starting in the winter, you are more likely to secure the contractors you want and avoid delays caused by scheduling conflicts. Even permits, inspections and other municipal approvals typically move more quickly during the slower winter months. A potentially shorter construction schedule means you will have less downtime and be able to occupy your new space sooner than if you would be able to if you started in the spring or summer.
That same concept holds true for availability of building materials. Construction supply shortages peak during the busiest building season, when demand is highest. There may even be price incentives for ordering and taking delivery of supplies in winter.
Likewise, contractors and subcontractors may be more willing to negotiate on pricing, saving you money in the long run.
Many businesses, particularly in the retail segment, slow down in January and February. That provides a perfect opportunity to tackle the remodel you have been considering with minimized impact on your customers and staff. Plus, your new space will be refreshed and ready to welcome customers when business picks up.
